Q:  Will you be listing my house on the MLS or actually buying it?
A:  Great question!  Our main intention is to actually buy your house and make the process as simple as possible for you.  But if you want to go the route of listing the house on the market, we can do that.  It’s really about your preference and priorities.  Seth is a licensed Realtor® with Realty Executives Cooper Spransy.  That’s why he is the perfect person for you to meet with; he is a Realtor AND an Investor.  His experience as both will give you the knowledge you need to make the best decision for yourself.

Q:  Do you pay fair prices for properties?
A:  The short answer is YES.  I always tell customers that if they want to get the most money possible, then we should put their house on the market.  But to get that higher value means a few things:

(1) It involves getting the house ready for sale (cleaning, repairs, staging, etc),

(2) You will pay a real estate commission, which often is 5-6%,

(3) You will pay typical seller closing costs,

(4) The Buyer will likely have an Inspection Contingency and Financing Contingency, which could turn into repair demands or the deal falling through,

(5) You won’t be able to sell the house nearly as quickly.

So there is a lot of value in being able to sell the house to a reliable cash Buyer (like us!) who will accept the property as-is and close on your timeline.   We are making the process super easy for you and giving you a fair price considering the stress and risk that we are taking off your plate and into our hands.  It’s important to note that we purchase homes as-is, usually without any inspection contingency.  If that’s what you’re looking for and you see the value in getting your house sold fast… let’s see if we can come to a fair win-win price. Q:  How do you determine the price to offer on my house?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently.   We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.  We have no issue sharing the comparable sales and repair estimates

Q:  Are there any fees or commissions to work with you?
A: If you accept an offer from us to purchase your home, there are no fees or commissions involved. We’ll make you an offer, and if it’s a fit for you then we’ll buy your house (and we’ll pay for the closing costs too!). No hassle. No fees. We make our money after we make necessary repairs and updates on the house and sell it for a profit (we’re taking the risks here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and often with cash in your hand).

If instead you prefer to list the home on the market, then there is a commission fee that is owed only upon a successful closing.  Seth can help you with this.

Q:  Is there any obligation when I submit my info?
A: There is absolutely zero obligation for you.
